Many were squatting empty properties of which there were many in the borough at that time. This small group put a notice in the Hackney Gazette to find like-minded people with a view to forming a housing cooperative. A meeting was held at the Unity Club on Dalston Lane, and a group of committed, hardworking people who believed that together we could provide better quality homes than councils or private landlords by being self-managed. HHC was registered in 1977 and went on to acquire empty properties with a view to housing all members over time. A small terrace on Navarino Road was among the first acquisitions.

As the group expanded and other social landlords recognised the benefits of having people living in homes awaiting renovation rather than leaving them empty, our members were able to take up short-life tenancies in the local area. Living in somewhat adverse condition but near to other in the same situation helped to build a sense of community.

Many of our early members helped establish the foundations of Hackney by serving as councillors, helping to set up childcare cooperatives and nurseries, working for the local council, etc. Many were active trade unionists. They were committed to bringing about improvements in all areas of civic life, not just for themselves but for all local people.

Today HHC manages 86 units mainly in converted street properties in the Dalston and Clapton areas. Our homes vary in size from studio flats to five-bedroom houses.

The Co-operative is a fully mutual, tenant-controlled housing co-operative registered with the Homes & Communities Agency as a Registered Provider. It is also registered as a Friendly Society with the Financial Conduct Authority. The term “fully mutual” means that all tenants and prospective tenants must be members of the Co-operative. It also means that there is no right to buy a Co-op property as the equity (i.e. the Co-op’s properties) is held in common. To qualify for membership a person must be in housing need, resident in or have a strong connection to the Borough of Hackney. Those accepted for membership must purchase a £1 share in the Co-operative and declare an intent to help in the running of its affairs.

Decisions related the operation and management of HHC are made by its members via participation in general meetings, sub-groups and the Management Committee.

Certain membership benefits are dependent upon a member’s active participation in the business of the cooperative e.g. attending meetings, serving on sub-committees, the Management Committee and ad hoc groups.

Background Hackney Housing Co-operative (HHC) is a fully mutual, housing co-operative that was founded in 1976 by Hackney residents in housing need.
